Project Overview
Old Asphalt, Cracks and Potholes, Poor Drainage
After more than twenty years, we weren’t surprised that Royal Gate Dodge’s large parking lot, most of which sits on a pronounced downward slope, was suffering from wear and tear, as well as some pretty serious drainage issues.
This job would require more than just a new layer of asphalt. We would need to regrade portions of the lot in order to direct water away from the building, off the lot, and into the proper drainage systems.
Because we were doing new asphalt on three sides of the building, the job was not a simple one. But with proper planning, good grading, and well placed curbs with drain outlets, we now have the water going where it should, and staying away from the places it’s not wanted.

With each new pass of asphalt, much planning needs to take place. Taking into account where the seams will go and how they will line up with the light posts is always a challenge. The giant square parking lot with no obstacles is the white whale that just can never be found.
